  1. 01 What is Park City 3 & 4?

Park City 3 & 4 Apartments, Inc. is a cooperative community of six residential buildings in Rego Park, Queens. Each building rises fourteen stories, and every apartment opens onto a private terrace. The buildings have been here, lived in and quietly tended, since 1955.

  2. 02 How is a co-op different from a rental?

In a cooperative, residents are shareholders rather than tenants. The corporation owns the buildings; shareholders own shares in that corporation, with a long-term proprietary lease that gives them the right to occupy a particular apartment. It is an arrangement that tends to produce careful, long-term residents — and the careful, long-term character of the place reflects that.

  3. 03 Who manages the buildings?

Day-to-day management is handled by AKAM, one of the city's longest-serving residential management firms, alongside our on-site Management Office and Maintenance team. Together they handle everything from billing and building maintenance to the small daily rhythms of the lobby.

  4. 04 Who governs the cooperative?

A Board of Directors, elected from among the shareholders, oversees the cooperative on behalf of the community. The Board sets policy, approves significant decisions, and works with AKAM and the Management Office on the building's longer-term care. Shareholders are kept informed through annual meetings and notices posted in the lobbies.

  1. 01 How many buildings are there, and where?

Six buildings, set quietly between 62nd Drive and 63rd Road in Rego Park, Queens — all NY 11374:

    • 97-07 63rd Road
    • 97-10 62nd Drive
    • 97-37 63rd Road
    • 97-40 62nd Drive
    • 98-05 63rd Road
    • 98-20 62nd Drive
  2. 02 Does every apartment really have a terrace?

Yes. Every apartment, in every one of the six buildings, opens onto a private terrace. Residents tell us this is one of the things they appreciate most — a quiet exterior threshold to a city that often has none.

  3. 03 How tall are the buildings?

Each of the six buildings is fourteen stories. They were designed and built together in 1955 and share the same essential proportions — a calm, consistent silhouette across the community.

  4. 04 Can I see floor plans or available apartments?

Apartments at Park City 3 & 4 are owned by individual shareholders, so listings come and go through brokers and the cooperative's transfer process. The best place to start is a note to the office — we can point you toward the right next step. Get in touch.

  1. 01 Is there a pool?

Yes — an outdoor seasonal pool, open through the warmer months. It is managed by the Park City Swim Club, and details about the season's hours, fees, and registration are available on the Park City Swim Club's website.

  2. 02 How is parking arranged?

Two indoor parking garages serve the community, both open twenty-four hours a day, with assigned spaces. Access uses the same keyless / fob system as the buildings. Spaces are allocated by waiting list — the office can tell you where things stand.

  3. 03 Is there storage available?

Yes. Private storage is available in every building, professionally managed by Bargold. Sizes, availability, and rates come directly from Bargold — the office can share their current contact details.

  4. 04 Where do I do laundry?

Each building has its own on-site laundry room — washers, dryers, a quiet hum on a Sunday afternoon. There are no in-unit washer/dryer hookups; the shared laundry rooms are the rhythm of the place.

  5. 05 Who is on hand if something goes wrong?

Live-in superintendents are on staff across the buildings — familiar faces for emergencies, at any hour. On-site security is on the grounds, the lobbies are watched, and entry to buildings and garages is keyless / fob throughout. For non-urgent matters, the Management Office is the right first stop. For full procedures, see the Building Guides.

  1. 01 Are pets allowed?

Yes — within limits. Park City 3 & 4 permits cats and dogs only. Dogs must be no more than 16 lbs at adult weight, and certain breeds — including Pitbulls and Rottweilers — are not permitted. Exotic animals of any kind, including birds and reptiles, are not allowed.

Pets must be registered through the office. The form lives on the Forms page.

  2. 02 How do I register a pet?

Submit the Pet Registration form — available on the Forms page — along with the documentation it asks for (vaccination record, weight at adult, photo). The office will review and confirm. New pets need to be registered before they move in; existing pets are registered annually.

  3. 03 Is renovation allowed?

Yes — apartment alterations are permitted with prior approval. There is a documented process: shareholders submit plans and an Alteration Agreement, the Board reviews, contractors provide insurance certificates, and work proceeds during permitted hours under Management's oversight. The full procedure lives in the Building Guides.

  4. 04 What about subletting, moves, and deliveries?

Each has its own procedure — sublets through the Board, moves and large deliveries scheduled with the office in advance, certificates of insurance from contractors and movers. These are all handled through forms and procedures laid out plainly on the Forms and Guides pages, or by writing to parkcity3and4@akam.com.

  1. 01 What are the office hours?

The on-site Management Office and Maintenance team operate Monday through Friday, 8:00 AM to 4:00 PM. Live-in superintendents are available after hours for genuine emergencies — a leaking pipe, a stuck elevator, a smell of gas. Everything else can wait for morning.

  2. 02 How do I reach the office?

By phone, (718) 897-2000. By email, parkcity3and4@akam.com. Or write to us through the contact page — anything sent there reaches the same on-site team, usually within one business day.

  3. 03 How do I submit a maintenance request?

Send an email to parkcity3and4@akam.com describing what you need, or call the office at (718) 897-2000. Either way, it helps to include your unit, your building, and how urgent the matter is — that's everything we need to get the right person on it.

  4. 04 Where do I find shareholder forms and guides?

All resident forms — pet registration, alteration agreement, COI, move-in / move-out, sublet application, and the rest — live on the Forms page. Longer-form explanations of how each process works (move-in day, alterations, insurance, the tax abatement) live in the Building Guides.

  5. 05 My question isn't here.

That happens often, and we don't mind. Write to the office and we'll answer plainly — and if it's a question we hear more than once, it tends to find its way onto this page. Send a note →
